It's hard to know her financial situation. Perhaps like you say she is greedy and is funding a luxury lifestyle. Or maybe she realizes that she only has a few years before she ages out of her profession and needs to make as much as possible now to prepare for an uncertain future.
I agree it's unfortunate she feels the best way to meet her financial needs is to exploit customers' sympathy and vulnerability. My understanding is that some sex workers feel de-humanized by their work, and as a result they don't respect their customers a whole lot, so they may not feel much regret over hustling them.
